Can I move in a day early? / Can I push my move in date back?
The move in date listed by you on your application will be the date approved for move in. If after approval you need to change the date of occupancy, you will need to contact our office to see if this is doable. Typically, changing your move in date to a different date than already approved; results in having to contact the owner for re-approval.
Can I pay out my security deposit? Is there a way around paying it up front?
Deposit(s) are due upon approval to take the home off the market. Until the deposit is paid, the home will remain on the market for other people to apply.
Do I get all my deposit back after I leave?
It is the hope and goal of your Landlord that you receive 100% of your security deposit after the end of your tenancy. Your Landlord has asked us to keep all security deposits in a real estate trust account. When it is time to leave we provide a list of instructions so you have every opportunity of getting 100% of your security deposit returned when you leave. If any damage is beyond normal wear and tear and not properly repaired then the expense to repair will be assessed in accordance with your lease and applicable laws. Any damages assessed to your account will be documented for you in an itemized accounting along with any refunded monies. We work with your Landlord to insure you are not charged for normal wear and tear.
How do I apply?
Market Force Realty only accepts online applications. In order to complete an online application, please visit the link below and select the property you wish to apply from the list of available properties. Once a property is selected, click the "Apply Online" option to fill out the application. Once you submit the application, the credit card payment screen comes up. An application must be paid before it can be processed. Also, the applicant must submit legible copies of all adults driver's licenses, social security cards and 2 most recent paycheck stubs via email or fax provided on the application. Also, please print, sign and submit the Authorization to Release Information Form. The credit verification bureaus require Market Force Realty to have this document on file along with your application.
How long does the process take?
Once the completed application is received & paid and all the supporting documentation has been received, an applicant will receive a decision within 2 business days. Complete the application attaching additional required information.
How much money do I need to make?
The monthly rent should be no more than 35% of your monthly income.
What are the selection criteria when reviewing my application?
The tenant selection criteria may include factors such as criminal history, credit history, current income and rental history. Type and quantity of pets are an additional factor which may be considered by your Landlord.
What is the pet deposit?
The pet deposit is an additional security deposit for the pets approved at the time your application is presented to the owner. Pets are always case by case. The additional deposit for the pets is set according to the pets breed and size.
What more do you need from me in order to process my application?
Completed application from everyone over the age of 18, copies of driver’s license from all applicants, 2 most recent pay stubs from all applicants. If applicant is self-employed we will need prior two years of tax returns showing gross yearly income.
What type of verification do you need in order to verify income?
Your application will need to be submitted with your 2 most recent paystubs or prior two years tax return showing the gross income from wages.
When do I have to pay my deposit?
Upon approval of your application the deposit must be paid to our office in certified funds only (cashier's check or money orders) made payable to Market Force Realty.
Who do I contact to get the keys?
Once our office has received an executable lease and security deposit you will receive a move in packet detailing access information as well as other pertinent move in information.
Will I need a double deposit?
A double deposit is needed when an applicant's credit or rental histories show recent derogatory information. For example, pending foreclosure, petitioned bankruptcy, apartment collection debt, etc.
